It is certainly safe to assume that if you have determined that you are going to sell your property yourself it is not because you cannot find a Realtor® that is willing to help you.
- Do you know what your property is worth? If you are not sure about this, or if you have not had a formal evaluation of your property recently, you may need to use the services of
an appraiser. 
- Do you have or can you acquire the necessary forms/documents for selling your home? You will need these, visit this site to secure the ones you need with confidence that they are correct.

- Have you prepared your property (home, building, land) for sale? You will want to download our

- Have you identified a "target" buyer (who would be most likely to buy your property at your listed price)? Knowing who your demographic target is for your fsbo sale will help to guide you to a successful plan in getting your property sold. You will want to download our

- Have you identified how you will advertise your listing to your "target" buyer so they will find your property listing? We can help with this, too. You will need to get a

from us, or you can order one independently or as a part of a FSBO Advertising Kit. - Do you have professional sales flyers ready? You will need to get a professional, print own demand flyer with your listing and on a CD when you order your
FSBO Listing from us. 
- Have you made provisions for showing your property to prospective buyers? If you currently reside in your home, this is not a problem. But if you don't, you will need to find someone to show your home for you. 4SBO.TV Independent Sales Representatives are limited to promoting the sale of our services. They do NOT show homes.
4SBO.TV's call center will schedule showings for you at no cost if you want us to, but we do not actually do the showings. You may need to contract services with a
property management company
if you cannot show yourself or you do not have a trusted friend or relative that will do it for you. - Are you prepared to negotiate with potential buyers? There are some fairly well established "rules" as to your typical listing price and what you can expect when you receive inquires. Do you know what you are going to do if you receive an offer that is different (lower) than your asking price? You will want to download the helpful

- Are you organized enough to ensure that compliance dates are properly drafted and met? There are specific rules that vary from state to state that need to be met. Do you know what they are, and can you make a schedule to make sure that you meet those requirements in a timely fashion? A
title company
can be very helpful here. - Can you schedule a closing? You will need the services of a good
title company. 
- Are you prepared to deal with the prospect of "sophisticated buyers"? Sophisticated buyers are individuals that are real estate savvy and often seek out FSBO's (For Sale By Owners) because they are hoping to take advantage of the FSBO's ignorance. You may want to consult with an
attorney
